The Loan is secured by a first registered mortgage over an operating motel in Jamberoo, NSW, approximately 5km from Jamberoo Village on the south coast of NSW and approximately 11km inland from Kiama.

The Security Property comprises an older style, recently refurbished motel providing a total of 43 guest rooms, large restaurant, conference rooms, yoga and health treatment rooms, pool, tennis court, manager's unit, extensive landscaping and on-site guest parking.

The purpose of the Loan was to assist in the purchase of the Security Property.

The property is owner operated by the Borrower Group who took possession in April 2020 and have recently refurbished the property.

The Borrower Group is an experienced property developer and has interests in a number of independent supermarkets and other retail businesses. The Group is known to the Manager and all other loans have been conducted in a prompt and punctual manner.

The Borrower Group intend to repay the Loan from Group cashflow at the end of the Loan Term.

  • The Loan was advanced at a Loan to Value Ratio of 42%.
  • The Target Return is 6.15% p.a., net of fees and expenses, and is paid to Investors monthly in arrears.
  • The Loan is supported by multiple joint and several guarantees and a General Security Agreement over the Borrower and motel operating entity.
  • Interest for the Loan Term is lodged on deposit with the Manager.
  • The Loan Term is 12 months, subject to early or late repayment, from 5 October 2021 to 4 October 2022.
