The Loan is secured by a first registered mortgage over an 8.09ha 'Urban Growth' zoned development site in the outer metropolitan suburb of Clyde, VIC, approximately 48km south east of the Melbourne CBD.

The property is contained within the South East Growth Corridor Plan with no Precinct Structure Plan registered yet.

The subject and immediate adjoining sites have been earmarked for future industrial development. However, the land owners within the immediate area have submitted case studies seeking to achieve a more flexible mixed use/residential development approval.

Facilities in the area include 10 primary and secondary schools within a 5km radius (Cranbourne and Clyde), Casey Fields Sports Facilities and Cranbourne Park Shopping Centre (2.5km), plus major road arterials and Cranbourne Train Station (5km).

The Borrower Group is an experienced residential property development company based in Melbourne. They have completed various townhouse, apartment and land subdivision projects in the mid and outer south-eastern suburbs of Melbourne. The Borrower Group also holds considerable real estate assets.

  • The Loan was advanced at a Loan to Value Ratio of 57%.
  • The Target Return is 8.85% p.a., net of fees and expenses, and is paid to Investors monthly in arrears.
  • The Loan is supported by multiple joint and several guarantees and a General Security Agreement over the Borrower.
  • Interest is to be paid by the Borrower monthly in advance. The Manager has assessed the financial position of the Borrower and Guarantors as part of its credit approval process and is satisfied that they are financially capable to service (pay interest) a loan of this nature.
  • The Loan Term is 15 months, subject to early or late repayment, from 7 March 2023 to 6 June 2024.
