The Loan is secured by first registered mortgage over four (4) newly completed strata titled residential apartments and a Traffic Corridor affected residential zoned development site, located in Schofields, NSW, approximately 45km west of the Sydney CBD.

The surrounding area is comprised of residential homes and there are a number of educational facilities in close proximity. Schofields Village neighbourhood shopping centre is located within 1km, as is the Schofields Railway Station.

The development site is 4,320m2 and is zoned part ‘Medium Density Residential’ and part ‘Infrastructure’. However, a ‘Transport Corridor’ has been identified over the entire site in relation to Sydney Metro’s future transport corridor connecting St Marys Station to Tallawong.  This means that it is likely that the only future purchaser of the site will be a State Government entity.

The four (4) apartments are brand new and part of a recently completed 137 apartment complex.  Three (3) of the apartments are 1 bedroom, while the other has two (2) bedrooms.

The Loan is anticipated to be repaid from the Borrower’s resources.

The Borrower Group operates a successful property development business and has previously completed a range of development projects in Sydney including in the Eastern Suburbs

 

  • The Loan is secured by first registered mortgage, joint and several personal and corporate guarantees and a General Security Agreement over the Borrower.
  • The Target Return is 8.70% p.a., net of fees and expenses, and is paid to Investors monthly in arrears.
  • The Loan Amount represents 40% of the valuation of the Security Properties on a GST exclusive basis (40% LVR).
  • Interest for the Loan Term has been lodged on deposit with the Manager.
  • The Loan Term is 12 months subject to early or late repayment, from 19 April 2023 to 18 April 2024.
