The Security Property is a fully completed 39 lot residential subdivision located in Tallawong, NSW, approximately 45km north west of the Sydney CBD and 21km north of the Parramatta CBD.

The Security Property is well-positioned to Tallawong Railway Station, schools and Rouse Hill Town Centre.

The purpose of the Loan was to refinance the Balmain construction loan utilised to complete the subdivision.

The site is zoned ‘R2 Low Density Residential’ under the State Environmental Planning Policy 2021. The surrounding environment comprises predominantly residential development.

A Development Consent was issued by Blacktown City Council in December 2017. A Section 4.55 Modification Consent was issued in May 2019 for Torrens title subdivision into 42 residential and four (4) residual lots.

A Subdivision Certificate was issued in December 2022 creating 39 residential lots and 5 residual lots. One (1) of the residual lots is a temporary OSD lot which has approval for further subdivision into three (3) residential lots. Separation of titles and registration of the subdivision was achieved on 28 April 2023.

The Borrower Group is well known to the Manager who has provided multiple loans to the Group over the past 6 years. All facilities have been conducted in a prompt and punctual manner.

  • The Loan was advanced at a Loan to Value Ratio of 50%.
  • The Target Return is 8.70% p.a., net of fees and expenses, and is paid to Investors monthly in arrears.
  • The Loan is supported by personal and corporate guarantees and a General Security Agreement over the Borrower.
  • Interest deemed sufficient for the Term of the Loan has been lodged on deposit with the Manager.
  • The Manager has assessed the financial position of the Borrower and Guarantors and is satisfied that they are financially capable to service a loan of this nature.
  • The Loan Term is 18 months, subject to early or late repayment, from 23 May 2023 to 22 November 2024.
