The site is zoned 'R2 Low Density Residential' and 'C4 Environmental Living' under State Environmental Planning Policy 2021.

A Development Application (DA) for this allotment was lodged with Council in December 2021. The application is for the demolition of all existing structures, site remediation and subdivision of the security property into 45 residential lots and one (1) 'C4' zoned residue lot. The application also proposes the construction of roads and civil works. The DA is expected to be approved in the second half of 2023.

The Security Property is in proximity to public transport, education services, parks and recreation and retail amenities.

The Borrower Group is a substantial and successful residential land developer with over 25 years’ experience in land subdivisions in the western suburbs of Sydney. The Group has completed multiple residential subdivisions in and around Leppington and Austral, NSW.

  • The Loan was advanced at a Loan to Value Ratio of 60%.
  • The Target Return is 9.45% p.a., net of fees and expenses, and is paid to Investors monthly in arrears.
  • The Loan is supported by an unlimited Director's guarantee and a General Security Agreement over the Borrower.
  • Interest is to be paid by the Borrower quarterly in advance. The Borrower has lodged the initial 3 months' interest on deposit with the Manager.
  • The Manager has assessed the financial position of the Borrower and Guarantor and is satisfied that they are financially capable to service a loan of this nature.
  • The Loan Term is 16 months, subject to early or late repayment, from 26 May 2023 to 25 September 2024 .
