The Loan is secured by first registered mortgage over a moderately timbered vacant allotment, with future residential development potential, located within the suburb of Bangalee, approximately 165km south of Sydney.

The purpose of the Loan was to provide working capital for the Borrower. The Security Property has a land area of 736,800m2 and is clear of any major improvements.

The Security Property is zoned 'R2 Low Density Residential', 'R5 Large Lot Residential', 'RU2 Rural Landscape' and 'C2 Environmental Conservation' under the Shoalhaven Local Environmental Plan 2014.

The Manager is advised that the Borrower intends to seek formal Development Application approval for a 188 residential lot subdivision, of which 133 lots are on the subject property. The remaining 55 lots will be over adjacent properties.

The Borrower Group are experienced property developers, completing numerous developments across Sydney over the past 25 years. They also operate a successful real estate business. The Group is well known to the Manager and all previous loans have been conducted in a prompt and punctual manner.

  • The Loan was advanced at a Loan to Value Ratio of 38%.
  • The Target Return is 8.95% p.a., net of fees and expenses, and is paid to Investors monthly in arrears.
  • The Loan is supported by joint and several guarantees and a General Security Agreement over the Borrower.
  • Interest for the initial 12 months of the Loan Term has been lodged on deposit with the Manager.
  • The Loan Term is 18 months, subject to early or late repayment, from 15 June 2023 to 14 December 2024.
