The Loan is secured by first registered mortgage over a heavily timbered rural/residential property on the Pacific Highway at Bulahdelah, NSW.

Bulahdelah is situated approximately 246km north of the Sydney CBD in the Hunter and mid-North Coast Region.

The Security Property comprises 139.17ha, made up of two (2) lots which are zoned a mixture of 'R2 Low Density Residential,' 'RU2 Rural Landscape,' and 'E2 Environmental Conservation.' One (1) of the lots was approved as a Gateway Development for a Highway Service Centre in June 2022

The purpose of the Loan was to refinance a previous Balmain Discrete Mortgage Income Trusts (BDMIT) sub-trust known as the Recovery Road Sub-Trust. The Borrower conducted the previous facility in a prompt and punctual manner.

The Guarantors have strong property investment and development experience and have a substantial combined net asset position. 

  • The Loan was advanced at a Loan to Value Ratio of 63%.
  • The Target Return is 9.45% p.a., net of fees and expenses, and is paid to Investors monthly in arrears.
  • The Loan is supported by joint and several guarantees and a General Security Agreement over the Borrower.
  • Interest for the initial 12 months of the Loan Term has been lodged on deposit with the Manager.
  • The Loan Term is 18 months, subject to early or late repayment, from 23 June 2023 to 22 December 2024.
