The Security Property comprises a 17.13ha vacant site located in the semi-rural suburb of Luddenham, NSW, approximately 59km south west of the Sydney CBD and 40km south west of the Paramatta CBD. The site provides for a net developable area of approximately 15ha.

The property was unencumbered at the time of making the Loan. The purpose of the Advance was to release funds to the Borrower to assist with another project they are undertaking. 

The site is 97% zoned ‘Enterprise – ENT’. This zoning supports businesses relating to professional services, high tech, aviation, logistics, food production etc.

The Borrower Group is an established developer specialising in residential land development in north west Sydney. They have successfully developed 14 residential land and house projects, resulting in the delivery of over 700 lots.

The Borrower Group is well known to the Manager who has provided multiple loans to the Group.  All facilities have been conducted in a prompt and punctual manner

  • The Loan was advanced at a Loan to Value Ratio of 49%.
  • The Target Return is 9.70% p.a., net of fees and expenses, and is paid to Investors monthly in arrears.
  • The Loan is supported by multiple joint and several guarantees and a General Security Agreement over the Borrower.
  • Interest for the initial 6 months of the Loan Term has been lodged on deposit with the Manager.
  • The Manager has assessed the financial position of the Borrower and Guarantors and is satisfied that they are financially capable to service a loan of this nature.
  • The Loan Term is 12 months, subject to early or late repayment, from 4 October 2023 to 3 October 2024.
