The land is 'Future Urban' Zoned land which forms part of the Ripley Valley Priority Development area. The property is situated within a QLD Government designated ‘Priority Development Area’ under the Ipswich City Council Planning Scheme 2006.

The immediate surrounding environment comprises mostly rural residential allotments, however, two (2) separate residential subdivision projects are situated directly opposite. The highest and best use of the Security Properties is high-density residential subdivision with super lots for commercial/retail uses.

The Borrower is a partnership of trusts. The Sole Director of all the trusts and Guarantors has substantial experience in commercial property investment and real estate, having owned and operated a large independent real estate business in Brisbane, QLD for over 15 years.

The Borrower Group is well known to the Manager who has provided multiple loans to the Group.  All facilities have been conducted in a prompt and punctual manner.
