The Loan is secured by first registered mortgage over a DA approved 794.2m² residential development site located in the highly sought after residential suburb of Bellevue Hill, NSW, 4km south east of the Sydney CBD.

The purpose of the Loan was to refinance a previous loan and provide working capital for early construction works.

The site is zoned ‘R3 Medium Density Residential’ in accordance with the Woollahra Local Environmental Plan (LEP) 2014. The surrounding environment comprises freestanding residential accommodation varying in age, together with residential apartment buildings of varying age.

The Borrower is an experienced property investment and development company that has successfully completed substantial residential property developments across NSW over the last 5 years.

The Directors have substantial experience in residential property investment and development, and hold a substantial net asset position.

The Borrower Group is well known to the Manager, who has provided multiple loans to the Group. All facilities have been conducted in a prompt and punctual manner.

  • The Loan was advanced at a Loan to Value Ratio of 65%.
  • The Target Return is 9.20% p.a., net of fees and expenses, and is paid to Investors monthly in arrears.
  • The Loan is supported by multiple joint and several guarantees and a General Security Agreement over the Borrower.
  • Interest for the Term of the Loan has been lodged on deposit with the Manager.
  • The Manager has assessed the financial position of the Borrower and Guarantors as part of its credit approval process and is satisfied that they are financially capable to service a loan of this nature.
  • The Loan Term is 6 months, subject to early or late repayment, from 1 November 2023 to 30 April 2024.
