The property comprises former farmland on two (2) Titles with a gross area of 130.52ha.

The site is predominately identified within the Northern Growth Area Corridor Plan and is zoned part ‘Farming Zone (FZ)’, part ‘Rural Conservation Zone – Schedule 1 (RCZ1)’ and part ‘Green Wedge Zone (GRZ)’ under the City of Whittlesea Planning Scheme. The surrounding development uses are generally similar, with farming properties not yet developable.

The Borrower Group are experienced property investors and developers based in Melbourne. The Borrower Group generates substantial income through its real estate holdings, as well as holding substantial net assets.

The Manager has assessed the financial position of the Borrower and Guarantor as part of its credit approval process and is satisfied that they are collectively financially capable of supporting a loan of this nature.

The Borrower Group is well known to the Manager who has provided multiple loans to the Group. All facilities have been conducted in a prompt and punctual manner.

  • The Loan was advanced at a Loan to Value Ratio of 25%.
  • The Target Return is 8.95% p.a., net of fees and expenses, and is paid to Investors monthly in arrears.
  • The Loan is supported by an unlimited Director's guarantee and a General Security Agreement over the Borrower.
  • Interest for the Term of the Loan has been lodged on deposit with the Manager.
  • The Loan Term is 12 months, subject to early or late repayment, from 22 November 2023 to 21 November 2024.
