The Loan is secured by first registered mortgage over a 75.696ha future residential development site, comprising two (2) adjoining lots, located in Bringelly, NSW, approximately 14km north west of the Campbelltown CBD, 17km west of the Liverpool CBD and 44km south west of the Sydney CBD. The future Nancy Bird Walton – Western Sydney Airport is currently under construction and is located 5km to the north of the property.

The two (2) security lots are zone ‘RU1 Primary Production’ and ‘RU4 Primary Production Small Lots’, respectively, under the Camden Local Environmental Plan 2010. They are located within the South Creek West Land Release Area (SCW) which forms part of the western portion of the South-West Growth Area (SWGA). The SWGA is divided into 14 precincts of which eight (8), including Oran Park, Leppington and Austral, have already been rezoned for urban development.

The Borrower is a Special Purpose Vehicle (SPV) formed specifically for the purchase of the Security Property. The shareholders of the Borrower are comprised of two (2) family groups with business operations in Australia and China.

The Manager has confirmed that the Sponsors have significant Australian real estate assets.

The Borrower Group is well known to the Manager who has provided multiple loans to the Group. All facilities have been conducted in a prompt and punctual manner.

  • The Loan was advanced at a Loan to Value Ratio of 55%.
  • The Target Return is 10.70% p.a., net of fees and expenses, and is paid to Investors monthly in arrears.
  • The Loan is supported by multiple joint and several guarantees and a General Security Agreement over the Borrower and related corporate entities.
  • Interest for the initial 6 months of the Loan Term has been lodged on deposit with the Manager.
  • The Manager has assessed the financial position of the Borrower and Guarantors as part of its credit approval process and is satisfied that they are financially capable to service a loan of this nature.
  • The Loan Term is 12 months, subject to early or late repayment, from 30 November 2023 to 29 November 2024.
