The Loan is a Residual Stock Facility whereby the Loan and LVR will reduced during the Loan Term from sales of the Security Properties.

The lots form part of a 64 lot parent development with lots ranging from 255m² to 603m².

The Security Property is well positioned in Box Hill, forming part of the Northwest Growth Centre, within proximity to existing public transport, amenities, and major transport nodes.

The site is zoned ‘R2 Low Density Residential’ under the State Environmental Planning Policy (Precincts – Central River City) 2021. The surrounding development provides for predominantly rural land holdings and residential land subdivision developments.

The Borrower Group is well known to the Manager who has provided multiple loans to the Group.

• The Loan was advanced at a Loan to Value Ratio of 65%.
• The Target Return is 8.90% p.a., net of fees and expenses, and is paid to Investors monthly in arrears.
• The Loan is supported by multiple joint and several guarantees and a General Security Agreement over the Borrower.
• Interest for the initial 6 months of the Loan Term has been lodged on deposit with the Manager.
• The Manager has assessed the financial position of the Borrower and Guarantors and is satisfied that they are financially capable to service a loan of this nature.
• The Loan Term is 18 months, subject to early or late repayment, from 29 November 2023 to 28 May 2025.
