The Loan is secured by first registered mortgage over two (2) properties. The Security Properties comprise a 1920s double storey rendered brick/tile residence located on 720mof land in Bellevue Hill, 5km east of the Sydney GPO, and an owner-occupied strata title office suite, providing open plan office accomodation, situated within a commercial building located in the Sydney CBD.

The purpose of the Loan was to assist with the refinance the Bellevue Hill property and provide a release of funds to assist with the current renovations. The strata commercial unit was unencumbered at the time of making the Loan.

The Borrower attained development consent for the Bellevue Hill property to undertake alterations and additions to the existing residence in April 2023. The approved works are currently underway, including re-modelled living areas and a swimming pool.

The Sydney CBD office suite is situated within a circa 1895 heritage listed commercial building.

The Loan is anticipated to be repaid from the sale of the Bellevue Hill property, post renovations.

The Borrower has substantial experience in property investment and development. The Borrower Group is well known to the Manager who has provided multiple loans to the group. All facilities have been conducted in a prompt and punctual manner.

  • The Loan was advanced at a Loan to Value Ratio of 53%.
  • The Target Return is 8.95% p.a., net of fees and expenses, and is paid to Investors monthly in arrears.
  • The Loan is supported by multiple joint and several guarantees and a General Security Agreement over the Borrower.
  • Interest for the Term of the Loan has been lodged on deposit with the Manager.
  • The Loan Term is 12 months, subject to early or late repayment, from 5 December 2023 to 4 December 2024
