The Loan is secured by first registered mortgage over an industrial development site located in the newly established industrial precinct of Cranbourne West, VIC, approximately 45km south east of the Melbourne CBD.

The purpose of the Loan was to assist with the acquisition of the Security Property.

The subject comprises 20,234m² of land zoned ‘Urban Growth Zone – Schedule 1 (UGZ1)’, of which 19,834m² is deemed developable, within the greater south eastern growth corridor. The subject is identified for future business use under the approved Cranbourne West Precinct Structure Plan.

The Borrower is an SPV established to facilitate the acquisition of the Security Property.

The Directors have substantial experience in property investment and development, developing childcare centres and residential properties.

One of the directors is well known to the Manager.  A previous facility has been conducted in a prompt and punctual manner.

  • The Loan was advanced at a Loan to Value Ratio of 65%.
  • The Target Return is 9.50% p.a., net of fees and expenses, and is paid to Investors monthly in arrears.
  • The Loan is supported by multiple joint and several guarantees and corporate guarantees and a General Security Agreement over the Borrower.
  • Interest for the initial 6 months of the Loan Term has been lodged on deposit with the Manager.
  • The Manager has assessed the financial position of the Borrower and Guarantors and is satisfied that they are financially capable to service a loan of this nature.
  • The Loan Term is 18 months, subject to early or late repayment, from 13 December 2023 to 12 June 2025.
