The Loan is secured by first registered mortgage over a DA approved luxury residential development site, with approval for seven (7) residences, located in Warrawee approximately 17km north west of Sydney CBD, and a vacant block of residential land located in North Kellyville approximately 40km north west of central Sydney.

The purpose of the Loan was to assist with the acquisition of the Warrawee property.

The Borrower is a well-known building company with over 6 years' experience. One (1) of the directors has over 20 years’ experience in property investment and development, having spent several years working in the Australian building industry, with several successful construction projects to date.

The Borrower Group is well known to the Manager who has provided prior loans to the group. All facilities have been conducted in a prompt and punctual manner.

  • The Loan was advanced at a Loan to Value Ratio of 65%.
  • The Target Return is 9.45% p.a., net of fees and expenses, and is paid to Investors monthly in arrears.
  • The Loan is supported by unlimited joint and several guarantees and a General Security Agreement over the Borrower.
  • Interest for the Term of the Loan has been lodged on deposit with the Manager.
  • The Loan Term is 6 months, subject to early or late repayment, from 12 February 2024 to 11 August 2024.
