The Loan is secured by first registered mortgage over a 31,260m² (21,260m² useable) residential development site located in Upper Coomera, QLD, approximately 55km south east of the Brisbane CBD.

The Security Property is located in Upper Coomera and comprises a gently sloping contour with wide street frontage providing good access for future development works. The site is predominately vegetated.

The site occupies an infill location and is surrounded by low-density residential housing and townhouse complexes. 

The purpose of the Loan was to assist with the acquisition of the Security Property. The property is zoned ‘Medium Density Residential’ under the Gold Coast City Plan.

The Borrower is currently finalising a development planning application for a substantial townhouse project on the Security Property. 

The Directors of the Borrower have substantial experience in property investment and development.

  • The Loan was advanced at a Loan to Value Ratio of 60%.
  • The Target Return is 9.45% p.a., net of fees and expenses, and is paid to Investors monthly in arrears.
  • The Loan is secured by first registered mortgage, multiple joint & several personal and corporate guarantees and a General Security Agreement over the Borrower. 
  • Interest for the initial 9 months of the Loan Term has been lodged on deposit with the Manager.
  • The Manager has assessed the financial position of the Borrower and Guarantors and is satisfied that they are financially capable to service a loan of this nature.
  • The Loan Term is 15 months from 17 April 2024 to 16 July 2025 (subject to early or late repayment).
