The Loan is secured by first registered mortgage over a 12.895ha DA approved residential development site located in Berry, NSW, approximately 60km south of the Wollongong CBD and 20km north east of Nowra.
The purpose of the Loan was to assist with the civil and subdivision works of Stage 1 of the development and refinance a previous Balmain Discrete Mortgage Income Trust (BDMIT) sub-trust known as the Hitchcocks Lane No. 3 Sub-Trust. The Borrower conducted the previous sub-trust in a prompt and punctual manner and in accordance with loan documentation.
The site is zoned part ‘R2 Low Density Residential’ and part ‘RU1 Primary Production’.
The Subject Property is DA approved for a large residential subdivision comprising 117 residential allotments.
The Borrower Group is an experienced residential land developer having completed a number of land subdivisions in the greater Sydney region. The developer is supported by an experienced and long-term management team.
The Borrower Group is well known to the Manager who has provided multiple loans to the Group. All facilities have been conducted in a prompt and punctual manner.
- The Loan was advanced at a Loan to Value Ratio of 60%.
- The Target Return is 8.65% p.a., net of fees and expenses, and is paid to Investors monthly in arrears.
- The Loan is supported by personal and corporate guarantees and a General Security Agreement over the Borrower and a related corporate entity.
- Interest is to be paid by the Borrower monthly in advance.
- The Manager has assessed the financial position of the Borrower and Guarantors and is satisfied that they are financially capable to service a loan of this nature.
- The Loan Term is 9 months, subject to early or late repayment, from 6 June 2025 to 5 March 2026.
