The Elermore Vale property comprises 41,599m² of ‘R2 Low Density Residential’ zoned land with six (6) individually titles lots that combine to form a residential development site. 

The Marmong Point property is predominantly uncleared but has development approval for a Retirement village consisting of 94 independent living units contained within 47 double storey buildings. 

The Borrower Group operates a substantial Aged Care operation in and around Newcastle and Lake Macquarie and has over 30 years’ experience in development and management of aged care facilities. 

The Borrower Group is well known to the Manager who has provided multiple loans to the Group. All facilities have been conducted in a prompt and punctual manner.

• The Loan was advanced at a Loan to Value Ratio of 51%.
• The Target Return is 8.80% p.a., net of fees and expenses, and is paid to Investors monthly in arrears.
• The Loan is supported by multiple joint and several guarantees and a General Security Agreement over the Borrowers and a related corporate entity.
• Interest will be paid by the Borrower monthly in advance.
• The Manager has assessed the financial position of the Borrower and Guarantors and is satisfied that they are financially capable to service a loan of this nature.
• The Loan Term is 12 months, subject to early or late repayment, from 28 May 2025 to 27 May 2026.
