The Loan is secured by first registered mortgage over an 'Urban Growth' zoned Masterplan Approved residential development site of 4.26ha, forming future Stages 3 and 4 of the Tribella Rise Estate, located in Wyndham Vale, VIC, approximately 31km south west of the Melbourne CBD.

The Security Property adjoins Stages 1 and 2 of the Tribella Rise Estate subdivision.

The purpose of the Loan was to refinance an existing construction loan pursuant to the Tribella Rise Estate development.

The Borrower intends to advance marketing and pre-development works for the property.

The Borrower is a Joint Venture between five (5) shareholders, with the primary shareholder and Director being an experienced property developer and investor. The Borrower and Guarantors have substantial experience in both land subdivision and townhouse development.

The Borrower Group is well known to the Manager and multiple previous loans have been conducted in a prompt and punctual manner.

  • The Loan was advanced at a Loan to Value Ratio of 65%.
  • The Target Return is 8.45% p.a., net of fees and expenses, and is paid to Investors monthly in arrears.
  • The Loan is supported by multiple joint and several personal and corporate guarantees and a General Security Agreement over the Borrower.
  • Interest for the Loan Term has been lodged on deposit with the Manager.
  • The Loan Term is 12 months, subject to early or late repayment, from 20 June 2025 to 19 June 2026.
