The Security Property is located within an established residential area and is captured under the recently introduced Low and Mid-Rise Housing Policy (LMR) under the State Environment Planning Policy 2025

The site is zoned ‘R2 Low Density Residential’ under the Ku-ring-gai Local Environmental Plan (Local Centres) 2012.

During the Term of the Loan, the Borrower intends to lodge a new Development Application (DA) for the construction of seven (7) to 11 townhouses.

The Directors have substantial experience in residential property investment and development, having completed large subdivision projects across Sydney.

  • The Loan was advanced at a Loan to Value Ratio of 65%.
  • The Target Return is 8.00% p.a., net of fees and expenses, and is paid to Investors monthly in arrears.
  • The Loan is supported by joint and several guarantees and a General Security Agreement over the Borrower.
  • Interest for the initial 9 months of the Loan Term has been lodged on deposit with the Manager.
  • The Manager has assessed the financial position of the Borrower and Guarantors and is satisfied that they are collectively financially capable to service a loan of this nature.
  • The Loan Term is 18 months, subject to early or late repayment, from 4 July 2025 to 3 January 2027.
