The Loan is secured by first registered mortgage over an industrial lot located in Morayfield, QLD, approximately 46km north of the Brisbane CBD with close proximity to Bruce Highway.

The Security Property is situated within the completed North Harbour Business Park which comprises 24 industrial lots and forms part of the North Harbour Mixed-Use Masterplan Estate.

The purpose of the Loan was to refinance a previous Balmain Discrete Mortgage Income Trusts (BDMIT) sub-trust known as the Notus Drive Sub-Trust. The Borrower conducted the previous sub-trust in a prompt and punctual manner and in accordance with loan documentation.

The property is zoned ‘Industry’ under the City of Moreton Bay Planning Scheme. Surrounding development consists of vacant industrial and residential land, with rural residential properties/dwellings located within 2km.

The Borrower obtained a Material Change of Use Development Permit in December 2024 for Low Impact Industry & Warehouse (self-storage). The DA allows for 22 strata-titled industrial units.

The Loan is anticipated to be repaid from refinance into construction funding.

The Director of the Borrower has substantial experience in property development.

• The Loan was advanced at a Loan to Value Ratio of 55%.
• The Target Return is 7.85% p.a., net of fees and expenses, and is paid to Investors monthly in arrears.
• The Loan is supported by joint and several guarantees and a General Security Agreement over the Borrower.
• Interest for the Term of the Loan has been lodged on deposit with the Manager.
• The Loan Term is 16 months, subject to early or late repayment, from 15 July 2025 to 14 November 2026.
