Future Residential Development Site

The Loan is secured by first registered mortgage over a future residential development site located in Leppington, NSW, approximately 50km south west of the Sydney CBD.

The purpose of the Loan was to assist with the acquisition of the Security Property.

The site is currently zoned ‘RU4 Primary Production Small Lots’ under the Camden Local Environmental Plan 2010. It is located within the South West Growth Centre, falling within Stage 4 of the Indicative Layout Plan (ILP), and is expected to be rezoned to 'R2 Low Density Residential' in the near future. Stages 3 and 4 of the ILP are anticipated to be activated in 2026, pending the delivery of wastewater servicing.

The Security Property measures 2.045ha and is intersected by a transmission line easement running north to south, covering an area of 5,477m². This will reduce the net developable area of the property upon rezoning to 1.4973ha.

The Borrower Group is a substantial and successful residential land developer with over 25 years’ experience in land subdivisions in the western suburbs of Sydney. The Group has completed multiple residential subdivisions in and around Leppington and Austral, NSW.

The Borrower Group is well known to the Manager who has provided multiple loans to the Group. All facilities have been conducted in a prompt and punctual manner.

  • The Loan was advanced at a Loan to Value Ratio of 60%.
  • The Target Return is 8.40% p.a., net of fees and expenses, and is paid to Investors monthly in arrears.
  • The Loan is supported by a personal guarantee and a General Security Agreement over the Borrower.
  • Interest for the initial 3 months of the Loan Term has been lodged on deposit with the Manager.
  • The Manager has assessed the financial position of the Borrower and Guarantor and is satisfied that they are financially capable to service a loan of this nature.
  • The Loan Term is 18 months, subject to early or late repayment, from 26 September 2025 to 25 March 2027.
