The Loan is secured by first registered mortgage over five (5) super lots with DA approval for residential development and a residue infrastructure lot located in Schofields, NSW, approximately 40km north west of the Sydney CBD.
The purpose of the Loan was to refinance a previous Balmain Discrete Mortgage Income Trusts (BDMIT) sub-trust known as the Farmland Drive Sub-Trust. The Borrower conducted the previous sub-trust in a prompt and punctual manner.
The parent site was previously subdivided into six (6) medium density super lots and three (3) residue infrastructure lots. One (1) of the six (6) super lots and two (2) of the three (3) residue infrastructure lots have been sold and released following issuance of the individual titles, and do not form part of the Security Property.
The subject site has development approval for the construction of 16 x 5-storey buildings across the five (5) super lots which result in a total of approximately 1,339 residential units.
The subject site is situated in close proximity to public transport, retail/commercial centres and educational institutions.
The Borrower Group is a large, family owned residential and commercial property developer and builder based in Western Sydney. The group has over 25 years’ experience in property investment and development and holds real estate assets in excess of $1bn.
The Borrower Group is well known to the Manager, who has provided multiple loans to the Group. All facilities have been conducted in a prompt and punctual manner.
- The Loan was advanced at a Loan to Value Ratio of 70%.
- The Target Return is 8.75% p.a., net of fees and expenses, and is paid to Investors monthly in arrears.
- The Loan is supported by multiple joint and several personal and corporate guarantees and a General Security Agreement over the Borrower and related corporate entities.
- Interest for the Loan Term has been lodged on deposit with the Manager.
- The Loan Term is 12 months, subject to early or late repayment, from 3 December 2025 to 2 December 2026.
