The Loan is secured by first registered mortgage over a commercial/office building offering 1,400m² of Net Lettable Area located in Fortitude Valley, QLD, approximately 2km north of the Brisbane CBD.
The purpose of the Loan was to assist with the acquisition of the Security Property.
The site is zoned ‘Mixed Use’ under the Brisbane City Plan 2014. The surrounding environment comprises office, retail, residential, and low impact industrial complexes.
The Borrower's strategy is to reposition the asset through capital expenditure (new façade, end of trip facilities, and tenant fit outs) and increase the Weighted Average Lease Expiry (WALE) to achieve a value uplift.
The Loan is anticipated to be repaid from the refinance to a construction facility.
The Borrower is a joint venture between a long-term Balmain borrower and two (2) silent equity partners. The directors have substantial experience in commercial property investment and development, developing over $250MM in commercial property across a range of sectors over the last 10 years.
The Borrower Group is well known to the Manager and previous loans have been conducted in a prompt and punctual manner.
- The Loan was advanced at a Loan to Value Ratio of 70%.
- The Target Return is 8.40% p.a., net of fees and expenses, and is paid to Investors monthly in arrears.
- The Loan is supported by multiple joint and several guarantees and a General Security Agreement over the Borrower.
- The Manager has assessed the financial position of the Borrower and Guarantors as part of its credit approval process and is satisfied that they are financially capable to service a loan of this nature.
- The Loan Term is 9 months, subject to early or late repayment, from 1 December 2025 to 31 August 2026.
