The Loan is secured by first registered mortgage over a Permit approved townhouse development site located on 1,012m² of regular shaped residential land located in Lilydale, VIC, approximately 36km east of the Melbourne CBD.

The purpose of the Loan was to refinance a previous Balmain Discrete Mortgage Income Trusts (BDMIT) sub-trust known as the Nicholas Street No. 2 Sub-Trust. The Borrower conducted the previous sub-trust in a prompt and punctual manner and in accordance with loan documentation.

The Security Property is presently improved by a double level dwelling with a garage, which is considered to have limited added value.

The site is zoned 'Residential Growth Zone (RGZ1)', and generally surrounded by single dwellings, interspersed with modern townhouse developments.

A Planning Permit was issued by the local Council in June 2025 allowing for the construction of eight (8) dwellings on the property. The Borrower intends to commence construction around mid 2026.

The subject site is conveniently located near necessary services and amenities.

The Borrower Group are experienced property investors and developers based in Victoria. The Borrower Group generates substantial income through its real estate holdings as well as holding substantial net assets

  • The Loan was advanced at a Loan to Value Ratio of 66%.
  • The Target Return is 8.00% p.a., net of fees and expenses, and is paid to Investors monthly in arrears.
  • The Loan is supported by multiple joint and several personal and corporate guarantees and a General Security Agreement over the Borrower.
  • The Manager has assessed the financial position of the Borrower and Guarantors and is satisfied that they have the financial capacity to service a loan of this nature.
  • The Loan Term is 8 months, subject to early or late repayment, from 6 November 2025 to 5 July 2026.
