The purpose of the Loan was to refinance a previous Balmain Discrete Mortgage Income Trusts (BDMIT) sub-trust known as the Georges Place Sub-Trust. The Borrower conducted the previous facility in a prompt and punctual manner and in accordance with loan documentation. 

The property is zoned ‘R1 General Residential’ under the Wollongong Local Environmental Plan 2009. The surrounding environment comprises a mixture of older style and more modern detached and multi-unit residential buildings, along with hotels, restaurants, and cafés.

The Borrower Group is a successful property development and investment group in Wollongong and has been established for over 25 years. The Group has significant real estate assets including a substantial investment property portfolio.

  • The Target Return is 7.85% p.a., net of fees and expenses, and is paid to Investors monthly in arrears.
  • The Loan is supported by multiple joint and several personal and corporate guarantees and a General Security Agreement over the Borrower.
  • The Manager has assessed the financial position of the Borrower and Guarantors and is satisfied that they are financially capable to service a loan of this nature.
  • The Loan Term is 18 months, subject to early or late repayment, from 12 December 2025 to 11 June 2027.
