The Loan is secured by first registered mortgage over eight (8) recently completed fully attached residential townhouses located in Narre Warren, VIC, approximately 37km south east of the Melbourne CBD.

This Loan is a Residual Stock facility whereby it is intended that the Loan and LVR will reduce during the Loan Term from sales of the Security Properties. On completion of the sale of a Security Property, the Loan facility will be reduced by the agreed net sale proceeds and these funds will be returned to Investors.

The Security Properties form part of Stage 9 of the Borrower’s master-planned community ‘Casey Green Estate’, a staged residential development covering 24.41ha and designed for over 1,250 residential dwellings upon full completion.

The Security Properties comprise eight (8) fully attached townhouses, including a mix of 4 bedroom double storey and 3 bedroom single storey dwellings.

The Borrower Group is an experienced residential property development company based in Melbourne. The Borrower Group is well known to the Manager who has provided multiple loans to the Group.  All facilities have been conducted in a prompt and punctual manner.

  • The Loan was advanced at a Loan to Value Ratio of 65%.
  • The Target Return is 7.70% p.a., net of fees and expenses, and is paid to Investors monthly in arrears.
  • The Loan is supported by multiple joint and several guarantees and a General Security Agreement over the Borrower.
  • Interest for the Loan Term has been lodged on deposit with the Manager.
  • The Loan Term is 6 months, subject to early or late repayment, from 15 December 2025 to 14 June 2026.
