The Loan is secured by first registered mortgage over a 2ha future residential development site located in Leppington, NSW, approximately 50km south west of the Sydney CBD.

The site is currently zoned ‘RU4 Primary Production Small Lots’ under the Camden Local Environmental Plan 2025. The surrounding development comprises a mixture of rural residential homesites, former market gardens and newly created vacant residential allotments intermingled with newly established residential housing.

The subject property is located within Stage 3 of the Leppington Release Area under the Urban Release Plan. Water services are expected to be available by 2027, and it is anticipated that the land will be rezoned to ‘R2 Low Density Residential’ for a small-lot residential subdivision.

The Borrower Group is a substantial and successful residential land developer with over 25 years’ experience in land subdivisions in the western suburbs of Sydney. The Group has completed multiple residential subdivisions in and around Leppington and Austral, NSW.

The Borrower Group is well known to the Manager who has provided multiple loans to the Group. All facilities have been conducted in a prompt and punctual manner.

  • The Loan was advanced at a Loan to Value Ratio of 65%.
  • The Target Return is 8.65% p.a., net of fees and expenses, and is paid to Investors monthly in arrears.
  • The Loan is supported by a personal guarantee and a General Security Agreement over the Borrower.
  • The Manager has assessed the financial position of the Borrower and Guarantor and is satisfied that they are financially capable to service a loan of this nature.
  • The Loan Term is 18 months, subject to early or late repayment, from 25 May 2026 to 24 November 2027.
