The site is zoned predominantly 'R2 Low Density Residential' under the Central Coast Local Environmental Plan (LEP) 2022. Residual sections of the site are zoned part 'C2 Environmental Conservation' and part 'C3 Environmental Management'.
The Security Property falls within the South Wadalba Urban Release Area as described by Central Coast Council.
The Borrower intends to seek development approval for a 112-lot residential subdivision on the developable 'R2' zoned land.
The Borrower is a SPV which was established over 20 years ago to acquire the development site as a rural land holding, before eventually borrowing to assist with the rezoning process.
The Borrower Group is well known to the Manager who has provided multiple loans to the Group. All facilities have been conducted in a prompt and punctual manner.

- The Target Return is 8.80% p.a., net of fees and expenses, and is paid to Investors monthly in arrears.
- The Loan is supported by first registered mortgage and a General Security Agreement over the Borrower.
- Interest for the Loan Term has been lodged on deposit with the Manager.
- The Loan Term is 12 months, subject to early or late repayment, from 4 May 2026 to 3 May 2027.
