23 Recently Subdivided Residential Lots - Residual Stock Loan
The Loan is secured by first registered mortgage over 22 recently subdivided residential lots together with one (1) residual lot located in Murrumbateman, NSW, approximately 45km north of the Canberra CBD.
This Loan is a Residual Stock facility whereby it is intended that the Loan and LVR will reduce during the Loan Term from sales of the Security Properties. On completion of the sale of a Security Property, the Loan facility will be reduced by the agreed net sale proceeds and these funds will be returned to Investors.
The individual residential Security Lots range in size from 1,500m² to 6,335m². The residual lot comprises 10,000m² of land, and is improved by a heritage listed homestead.
The subject property forms part of a broader development, which comprises a total of 37 lots (36 residential lots and one (1) residual lot). Of the original 37 lots, 11 have sold and settled, three (3) are now unencumbered and the remaining 23 form the Security for this Loan.
Surrounding environment comprises traditional rural lands, including a veterinary facility and rural residential developments.
The director and main sponsor are experienced property developers and investors with substantial experience in commercial property.
The Borrower Group is well known to the Manager who has provided multiple loans to the Group. All facilities have been conducted in a prompt and punctual manner.
- The Loan was advanced at a Loan to Value Ratio of 65%.
- The Target Return is 8.00% p.a., net of fees and expenses, and is paid to Investors monthly in arrears.
- The Loan is supported by multiple joint and several guarantees and a General Security Agreement over the Borrower.
- Interest for the full Loan Term has been lodged on deposit with the Manager.
- The Loan Term is 12 months, subject to early or late repayment, from 1 May 2026 to 30 April 2027.
